Homii Privacy Policy
Version 1.0 · Effective from 11 September 2026
1. About this policy
Homii AB, corporate registration number 556970-8885 ("Homii", "we", "us"), is the data controller for the processing of your personal data in Homii's web service. This policy describes what data we process, for which purposes, on which legal bases, how long it is retained and what rights you have. Processing is carried out in accordance with the EU General Data Protection Regulation (GDPR) and supplementary Swedish data protection legislation.
The service is not directed at persons under the age of 18.
If you have questions about this policy or our processing of personal data, contact us at [email protected].
This policy is also available in Swedish. In the event of any discrepancy between the language versions, the Swedish version shall prevail.
2. What data we process
- Account data: name, email address, phone number and password in protected form.
- Profile data: what you choose to add yourself, such as photo, occupation, household and housing preferences.
- Listing data: the home's address, description, images and rent.
- Messages: communication between users in the service and your contact with our support.
- Payment data: information about your Homii Premium purchase, such as amount and date. Card details are processed by our payment provider Stripe and are not stored by Homii.
- Technical and usage data: IP address, device and browser information, and data about how the service is used.
Listings from public sources. In addition to listings posted directly by users, we collect public rental listings from other channels and display them in the service. We do not store the advertiser's name, profile picture or other contact details; instead, the listing links to the original source. Nor do we store the home's full street address, only the street name or area. To the extent the listing content nevertheless contains personal data, for example images or information that together with the link to the source can be connected to the advertiser, we process it as described in section 3 below. If you want such a listing removed, email [email protected].
3. Purposes and legal bases
- Providing the service (account, profile, listings and contact between users): performance of our agreement with you.
- Handling purchases and payments of Homii Premium: performance of the agreement and legal obligation (including bookkeeping legislation).
- Customer support: performance of the agreement and our legitimate interest in helping users.
- Security, troubleshooting and prevention of misuse: our legitimate interest in keeping the service safe and reliable.
- Information about changes to the service or the terms: performance of the agreement and our legitimate interest.
- Displaying listings collected from public sources: our legitimate interest in providing a comprehensive view of the sublet market. You may object to this processing at any time and request that the listing be removed.
- News and marketing by email: your consent, which you may withdraw at any time.
- Non-essential cookies and similar technologies: your consent.
4. Who we share data with
We never sell your personal data.
We share data with suppliers who process it on our behalf, so-called data processors, for example for hosting and operations, payment services (Stripe), email delivery and analytics. Processors are bound by data processing agreements and may only process the data according to our instructions.
Data may also be disclosed where required by law or by a decision of a public authority, or to establish, exercise or defend legal claims.
Content you publish yourself, such as listings and profile information, is shown to other users in accordance with the function of the service.
In the event of a restructuring, sale or merger, personal data may be transferred to the acquirer. You will be informed if such a change affects how your data is processed.
5. Transfers outside the EU/EEA
Some of our suppliers process data in countries outside the EU/EEA, for example the United States. Where this occurs, we use lawful transfer mechanisms, such as European Commission adequacy decisions (for example the EU-US Data Privacy Framework) or standard contractual clauses, with supplementary safeguards where needed.
6. How long we retain data
- Account and profile data: for as long as you have an account. When the account is deleted, the data is removed or anonymised within 90 days, except for backups that are overwritten on a rolling basis.
- Bookkeeping records, such as payment history: 7 years under the Swedish Bookkeeping Act.
- Support cases: up to 24 months after the case is closed.
- Listings from public sources: for as long as the listing is considered current, or earlier if you request its removal.
- Data needed to handle a dispute or legal claim: for as long as the matter is ongoing.
7. Your rights
You have the right to:
- access the data we process about you (a copy of your data)
- have inaccurate data corrected
- have your data erased
- request restriction of processing
- receive your data in a machine-readable format (data portability)
- object to processing based on legitimate interest, and always to direct marketing

8. Cookies
The service uses cookies and similar technologies to function, remember your settings and understand how the service is used. Essential cookies are used on the basis of our legitimate interest in providing a functioning service. Other cookies are used only with your consent, which you give and withdraw via the cookie settings on the website.
9. Security
We protect your data with technical and organisational measures appropriate to the sensitivity of the data, such as encryption, access control and logging.
10. Automated decision-making
We do not make decisions about you based solely on automated processing that have legal or similarly significant effects for you.
11. If you do not provide data
Certain data is required for us to provide the service, for example an email address to create an account and payment details to purchase Premium. If you do not provide it, we cannot offer the corresponding function.
